What if my house doesn't go up in value?

How are the prices so low?
We go to the source, using banks and asset manager and we buy foreclosures in bulk for pennies on the dollar, so we can pass the value on to our customers. We also are buying in markets that are stable and consistent over time, where the median home price is under $150K.

How much money can I make?

What are my risks?

Can I trust you with my money?

How can I buy a house I have never seen?
You buy a house simply, quickly, and profitably, by having a team of people with trusted proven systems, excellent communication, and a solid track record on hundreds of homes. Of course you are welcome to visit, and/or have the properties inspected, appraised, evaluated, etc. With the value and cash flow you are getting, you can afford a plane ticket, if necessary for your piece of mind on your first purchase.

Who will I rent to?
You won't rent your property…we will. We have a stringent double blind application process that allows all tenant choices to be made separate from any leasing agent influence. All tenants must pass credit checks, eviction checks, employment verification and a last minute court house filings check prior to moving in to any of your properties.

What if my property goes vacant?
If we guarantee it, then we pay the rent. Otherwise our property management team fields a hundred calls a week for potential applications.

What about maintenance and emergencies?
Our property management is full service and includes 24 hours emergency service.

How do I collect rents?
You don't, we do.

What if I have to evict someone?
You don't, our property management team handles it quickly and affordably.

What if I no longer want the property?

Do I have to attend my closings?
No we arrange mail out closing where documents will be sent overnight to you or in an electronic format with an enclosed paid envelope to send them back to the title company. We can even arrange for a notary to come to your work or home when signing.

What if my tenant trashes the house?
Effectively screening tenants is the best way to avoid this situation. In the unlikely event that this occurs you keep the renter's deposit and your property management team will have fast and affordable construction crews that are capable of repairing most anything.

Do you rent to section 8?
Not often and yes we do. All of our houses are rehabbed to meet and far exceed the requirements of section 8 housing.

Can I buy houses from you in any other cities?
